Building Forward in 2026: Strength, Innovation, and Opportunity
Spring 2026 finds New Jersey’s Public Housing Authorities continuing to evolve, adapt, and lead during a time of significant change. While challenges remain, this moment also presents opportunities to strengthen our agencies, deepen partnerships, and reaffirm the essential role PHAs play in supporting residents and communities across the state.
PHAs enter 2026 facing numerous financial pressures, from rising operating costs to long-term capital needs. Yet across New Jersey, housing authorities are demonstrating remarkable creativity—leveraging funding strategically, pursuing redevelopment and preservation opportunities, and maximizing resources through collaboration. These efforts underscore the resilience and fiscal stewardship that define our field.
Our workforce remains one of our greatest assets. While recruitment and retention continue to require attention, PHAs are investing in professional development, leadership growth, and succession planning. NJNAHRO’s training and networking opportunities at the upcoming Annual Conference and Trade Show provide agencies an opportunity to share solutions, build capacity, and support the next generation of housing professionals.
Regulatory requirements and administrative responsibilities continue to evolve, but PHAs are meeting these expectations with professionalism and accountability. Many agencies are embracing technology, improving internal systems, and streamlining processes to enhance efficiency while maintaining compliance. These efforts are strengthening operations and positioning PHAs for long-term success.
Most importantly, housing authorities remain deeply committed to the residents we serve. In 2026, PHAs are expanding partnerships that connect residents to supportive services, employment opportunities, and pathways to self-sufficiency. This holistic approach reflects a growing recognition that stable housing is the foundation for thriving families and strong communities.

Through education, collaboration, and a unified voice, we continue to advance policies and practices that support sustainable housing solutions statewide. As we move forward this year, let us celebrate the progress being made, learn from one another, and remain focused on the positive impact of our work. There are some great educational sessions on the agenda that are relevant to the current challenges we all face.
